Portico in a Nutshell: Where dreams come true for Retirees, Families and Vacationers alike.
Portico is a beautifully planned residential community located in the Buckingham area of Fort Myers, surrounded by the natural beauty of Southwest Florida. The sole builder in this community today is Lennar Homes. Portico is governed by a Homeowners Association (HOA), the Portico Master POA.
The first building phase of Portico was already started in 2006/2007 by a different builder. Back then, the general layout of the community and in particular the appealing design of the impressive community entrance with its fountains, palm trees and lush tropic landscaping was planned. Lennar took over as a builder in Portico in 2015 and, over the next years, introduced four different home series and a total of 17 different floor plans.
Once fully built out, Portico is projected to have 1,408 homes. At the end of 2020, a state-of-the-art clubhouse and amenities center, located near the community entrance, were added.

Portico amenities include: Clubhouse, Community Pool, Well-Equipped Fitness Center, Movement Studio for Workout Classes, Basketball Court, Two Tennis Courts, Two Pickleball Courts, Kids Playground, BBQ Area and Multi-Purpose Room.
Portico’s professional HOA management team is on site, with their office located inside the clubhouse.
Portico has an access-control system, which means that there are gates and a guard house at the entrance to make sure that only residents and their guests can enter the community with their vehicles. Within the community, residents are allowed to use their private Golf Carts that comply with the street safety standards of a “Low Speed Vehicle” (“LSV”). All LSVs must have liability insurance and must be registered with the HOA.
Portico is a pet friendly community. A maximum of three pets (dogs and cats) is permitted for each residence. However, certain breeds are prohibited (Pit Bulls, Bull Terriers, Chows, Rottweilers, Like Breeds/Mixes of banned Breeds), as it is the case in most HOA governed communities in SW Florida.
What people love about Portico is that it’s a very laid-back, yet very active community. There are many events throughout the year that property owners can participate in if they like. Some events are organized by the HOA, like for example fitness classes with professional instructors. Other events are organized in collaboration between HOA and residents or even solely by residents, such as Food Truck Nights, Golf Cart Parades, Cornhole Tournaments, Poker Evenings, Easter Egg Hunts and more.

Portico Fees

HOA fees, which vary depending on the type of home, cover various maintenance and community services. CDD fees, billed annually, are dedicated to the upkeep of specific community features. HOA Fees
Portico has a Homeowners Association (HOA) that governs the community and sets rules for the residents. Those who purchase property within Portico automatically become members of the HOA and are required to pay dues, which are commonly known as HOA fees.
The amount of HOA fees that a property owner at Portico pays usually varies slightly from year to year, because the fees are linked to the community budget, which has to be approved by the Board of Directors of the HOA. The fees also vary depending on which type of home you own.
2025 HOA Fees at Portico
- Executive Homes: $845.66 per quarter
- Manor Homes: $856.66 per quarter
- Estate Homes: $866.66 per quarter
- Townhomes: $1,129.84 per quarter
For all homeowners, these fees cover:
- yard maintenance (moving, edging, blowing, turf fertilizations) on individual homesite
- irrigation on individual homesite
- common ground maintenance throughout the community
- security (incl. guard house)
- professional management (on site)
- amenities at the town center (pool, gym, movement studio, multi-pupose room, basketball tennis, pickleball, kids playground, BBQ area)
CDD Fees
Portico has a Community Development District (CDD) that is responsible for the preserves, lakes, and entrance lake fountains within the community. A CDD is a local, special-purpose government framework authorized by Chapter 190 of the Florida Statutes as amended and is an alternative to municipal incorporation for managing and financing infrastructure required to support development of a community.
Property owners at Portico pay a yearly CDD fee, which is part of their property tax bill.
